The plans include labor allowances and defined maintenance scope. Bigger repairs, unsafe access, specialty trades, materials, and hidden conditions are handled as approved estimates.

Alpha Home Maintenance is scheduled preventive maintenance, not a warranty, insurance policy, or unlimited repair plan.
Materials, parts, filters, batteries, bulbs, caulk, toilet parts, water filters, brackets, weatherstripping, sealants, and fixtures are billed separately unless explicitly included.
Repairs caused by rot, damage, leaks, structural issues, pest damage, mold, failed plumbing, failed electrical, failed HVAC, or hidden conditions are estimated separately.
Gutter repairs, underground drain clogs, main-line drain clearing, French drain work, roof cleaning, roof repairs, and high-access work are additional.
Two-story work, steep roof access, detached structures, heavy buildup, oversized homes, unusual access, and long travel routes may require an upcharge.
Dump fees, appliance disposal, hazardous items, construction debris, and extra haul-away labor are quoted separately.
Any task that cannot be completed inside the plan visit allowance becomes a member-priced estimate.
